The Watchdogs of Coco Wood Lakes
Probably the most outspoken, knowledgeable, and educated homeowner in the community is Jim Young.
For the past nine years, he has discovered, investigated, documented, and exposed many abuses coming from the less-than-honest and less-than-transparent power-hungry board members who have caused problems, hate, and division within our community, as well as led to the near financial ruin of our Reserves. His relentless efforts have exposed many abuses that the community would have never known about. Due to this, he and his efforts have been unfairly attacked by those he exposed.
Several of us have joined forces with Jim to get our message out that a new board is desperately needed. We have formed this website so that we can inform our friends, neighbors, and fellow homeowners of the situations that the board desperately tries to hide, lie about, deny, and cover up.
Jim's exposing of the board's abuses has incited many past and present board members and their cult-like followers to spread lies, hate, and even physically attack and threaten him on several occasions, in which the police had to be called. On one occasion, the police had to get a subpoena for a video because the then-president, Jean Legrys, refused to cooperate with the police in an attempt to protect the person she knew from being prosecuted, who attacked Jim Young. In August of 2019, Jean Legrys tried to plot to have Terry Whitlock (a homeowner who successfully sued the association for two questionable elections) falsely arrested on sexual assault charges by suggesting our former property manager, Joey Mizrahi file such a report. Jean's exact words were, “Joey’s attractive. Maybe Joey could accuse Terry of sexual harassment or sexual assault the next time Terry comes to the office.” Fortunately, Joey didn’t go along with this. A recording of that is in the possession of many people. That's how far these despicable people are willing to go to protect each other and destroy innocent people they don't like!

The current board has a history of whimsical and capricious spending. They took a $200,000 two-year loan in 2024 to pay for the hot tub and clubhouse roof. Both projects went over budget, exceeded the $200,000 loan, and took longer to complete because the board failed to hire competent contractors and failed to manage them effectively.
In the case of the hot tub:
The above photo depicts the way the hot tub project remained for 6 months while going through multiple inspection failures.
According to the County Inspectors, the contractor, Pugh Pools, submitted what the county referred to as:
1) "improper cut and paste plans" from other jobs,
2) "submitted plans are not legible" (2X)
3) "Required Engineer signed and sealed drawings" as well as other failures for electrical items (an emergency switch, transformer) failing to meet code or drawing.
4) The county inspectors required ORIGINAL DRAWINGS AND PLANS, which the contractor failed to provide at least three times. (see inspector comments).
All the while (for more than a year), the board only told homeowners there were "small issues."
While the loan only partly covered the two projects, the current board kept spending increasingly more money on unnecessary projects rather than conserving any funds to repay the loan. Given the current state of funds in the Reserve account, our community is in more of a financial hole than it was just one year ago, and worse than it was two years ago. Our debt-to-asset ratio is 0.58:1, which is dreadful by any standard. Of the $345,000 in the Reserves, $200,000 is debt. That's more than half the liquid assets! We don't need people who are incapable of managing their spending habits and our money. Their poor decisions and inability to manage our funds have caused our dues to be needlessly and consistently raised. This is irresponsible financial control and spending at its worst.
Together, we can get rid of the overspending, tyranny, and dictatorship of our current board. We can't do it alone. We need your support and your vote in the upcoming election on February 11, 2026
Please vote for Jim Young, Mary Young, and Danette Nanez.
They have the business acumen, education, and experience to manage our funds properly.

Remove the old, inept board and bring in new highly qualified leadership
Our community needs fiscal responsibility, transparency, accountability, fresh ideas and qualified people on the board who know what they are doing.
Our current board is like the Titanic ... Miles off course and headed into an iceberg at full-speed in the middle of the night.

These rockin' grandmas bring joy and style to everything ... fun, fierce, and unforgettable!
