BOARD FAVORITISM - Aaron Pepis, given special treatment

Aaron Pepis — Close friend of the board, allowed to have dirty sidewalks and driveway unaddressed while the board was fully aware.

This is the home of Aaron and Suzanne Pepis at 14734 Summersong Lane, who are staunch board supporters and personal friends with the board members. One board member, Jess Kaufman, lives three houses away and regularly visits their home. However, concerns about the condition of their driveway and sidewalks went unaddressed and unenforced by the board and the former property manager for more than a year.

Kaufman was well aware of the condition of the sidewalks and driveway, as he visited them often, walked those sidewalks many times, and even helped with yardwork and picking avocados from the tree on the side of their house. Despite this firsthand knowledge, he said and did nothing to enforce the rules when it came to his friends. This is the kind of behavior our current board members engage in behind the scenes—making exceptions for those they know personally, while strictly enforcing the rules against residents they don’t. MORE HYPOCRISY.

Additionally, the then board president, Mike Dorman, visited their home many times—both by vehicle and while walking his dog, during the time when the driveway and sidewalks were in the condition shown in the photos. Despite this, no action was taken. Clearly, if you are friends with the board, the rules do not apply to you. This situation persisted for over a year.

Aaron and his wife, Suzanne went more than a year without a single reprimand or violation from the former property manager, Kristine, or from the current board, despite other homeowners receiving violations for the same issues. Why? Because when you are friends with the board, these things are quietly ignored. This is clear favoritism and selective enforcement. Every board member, along with the former property manager, was involved, complicit, culpable, and responsible for failing their duty to govern fairly and consistently. These practices are still happening behind the scenes and must end. The only way to correct this is to remove the current board members.

CORRUPTION IS A CANCER THAT CAN'T BE FIXED... IT MUST BE REMOVED. VOTE THE INCUMBENTS OUT.

Below is an email sent to the community and board on February 10, 2025, with these two photos detailing the obvious neglect and failure of these owners (friends of the board) to maintain their sidewalks and driveway as per guidelines. It wasn't until this email was sent out to everyone that the board was forced to respond and get them to correct these issues.

The homeowners of Coco Wood Lakes deserve better and fair treatment. That doesn't happen with the current board.
