Law enforcement. Retired. For more than a decade, our community has suffered under the regime of dictator-style boards. During that time, they misled us, spread harmful rumors, propagated falsehoods, cultivated animosity and hostility, and even falsely labeled those who challenged them as “mentally ill” in a coordinated, and pervasive effort to attack, discredit, deflect blame and accountability, and isolate any opposition while concealing serious abuses of power.

More than $450,000 was depleted from our Reserves (without homeowner knowledge) to defend two election-related lawsuits (in 2016 and 2019) that the then Board itself caused, prolonged for seven years, and ultimately lost on grounds of questionable election practices. Responsibility for this rests solely with those former board members (in particular Bruce Richard, who was president at that time), despite their continued attempts to deflect blame. Those funds should have been used to strengthen community financials, but instead, were wasted by a few overzealous people driven by personal vendettas against two homeowners (Alison Rampersad, Terry Whitlock) for filing the election lawsuit in which Rampersad and Whitlock prevailed.

Nothing decreases the value of a community faster than one with depleted Reserves, reckless spending, internal abuses, and questionable elections. Would you invest in a financially strapped business that behaves in this manner? Do you want those same irresponsible people to remain in place? Would anyone even respect their opinions or judgment after that? Why would anyone trust, believe, or listen to those former board members anymore?

The current Board has repeatedly increased dues and artificially inflated yearly budgets over the past four years. Each homeowner now pays about $2,500 in yearly dues (up $1,000/yr from 2022) due to the board’s capricious spending habits and inability to put together an honest and accurate yearly budget. They have been handling our funds in the same manner that caused the Titanic disaster. That being, full speed in total darkness while unknowingly being miles off course and unaware they are headed towards an iceberg that will sink the ship. To sum it up … INEXPERIENCE, LACK OF KNOWLEDGE, and DENIAL.

The incumbent and inept board and president admitted they weren’t transparent about the Bluestream contract, but failed to tell us what they weren’t transparent about. What are they hiding? We need to hold them accountable and vote them all out. Now, with the ill-prepared and falsely inflated 2026 budget, the homeowners are being double-billed for the $78,600 door fee, along with a few other items that were supposed to be credits to the homeowners, totaling over $200,000. That’s $510/yr more per household than it should be.

Additionally, the board thought nothing of increasing the 2026 budget by another $140,000.00 without specifics as to what the funds were to be used for. In effect, during 2026, $120,000 will transfer into the Reserve account, which covers clubhouse expenses/maintenance. Plus an additional $24,557.00, again for the clubhouse, was whimsically added to the budget. During the proposed budget meeting in October, Anita Brown said she wanted to increase the line item, Repairs and Maintenance GL code 70025 (for the clubhouse) by $20,000 for as she put it, “for miscellaneous things here and there, a new doorknob, a new whatever.”
I thought only a billionaire like Kim Kardashian would utter such words, not a board president where 92% of the people she is supposed to have a fiduciary duty to are living on Social Security and SNAP benefits.
It’s clear and simple. Our funds are being irresponsibly mishandled, and there is no thought or consideration given to the majority of the homeowners.

In 2024, the incumbent board members signed a contract with Bluestream that included a $78,600 door fee ($200 per home). Effectively, that means Bluestream was over-compensated that same amount solely to redirect the 'door fee' revenue to the association, which it did. Those funds should have been used as a credit to the homeowners in 2024 to lower dues. Instead, the board banked it into the Operating account (to spend) and padded our dues by another $160,000. That alone has cost every homeowner more than $2,000.00. Adding that to the many issues of the artificially inflated 2026 budget reveals that every homeowner has been overcharged more than $2,600 thus far. This is highly improper. I will fight to re-adjust the 2026 budget and to lower dues.

Additionally, two years ago, I exposed the board's unauthorized movement of money in our Reserves long before the board told the homeowners or admitted they were doing it. When caught, they never explained why they were doing this behind our backs. Where is their honesty?

This past year, it took eleven months and 11 of my emails to the community, all board members, and former property manager, for Mike Dorman (president) to be shamed enough by his reluctance to follow the rules, to finally force him to bring his dirty driveway, overgrown hedges and bushes, and dead tree in front of his house, into compliance with our ARC guidelines. His home looked abandoned.
All that time:

  • The former property manager, Kristine Diaz, was issuing violations to homeowners for identical issues.

  • The other board members said nothing to Mike or did anything to penalize him for his conduct as president.

This is selective enforcement, corruption, and complicit behavior by the current board members who are now trying to be re-elected. We don’t need board members with double standards who abuse their position, don’t follow rules, and are prone to lying to us to protect each other’s acts of malfeasance. We deserve better. We need to clean house, get rid of the lies and the mismanagement of our hard-earned money that I’ve exposed during the past several years.

This election is not a popularity contest. It's about who is best qualified to serve the community and efficiently handle the community's coffers.
I have two Master’s Degrees (Business and Finance), graduated Summa Cum Laude, and have been a financial advisor to companies with over $50 million in annual revenue. I can effectively handle the finances of our community, bring full transparency to the homeowners, and bring in extra revenue that will lower dues. I’m a full-time resident with the desire to serve the interests of all homeowners.

Above all, I believe everyone on the board should be honest and serve as a role model to the community. Currently, this is not what we have. We do not need or want board members who exploit their authority or disregard rules. Since the current board fails/refuses to hold themselves and each other accountable, and is prone to deceiving us to safeguard their own and each other’s malfeasance, it is up to us, the homeowners, to hold them accountable and vote them off the board.

When I'm elected to the board, I will hold everyone accountable and even ask them to step down, if necessary.

Please vote for the three of us: Danette Nanez, Mary Young, and Jim Young (me). We have the education, business acumen, and the desire to serve the people of this community in the most cost-efficient and respectable way.

Our chief priorities will be;

  • To preserve the Reserves for essential expenses only

  • Reduce dues

  • Stabilize the Reserves

  • Bring full transparency to the homeowners
